DO’s & DONT's when buying a New Home

For most Canadians, whether you are purchasing a new property or refinancing an existing mortgage you need to make sure you qualify for a mortgage. Here are some best practices to be aware of:

Things to Do:
Find a Mortgage Broker: Ask your Realtor to refer you a professional mortgage broker. A broker works for you and not the banks.
Get a Pre-Approval: Find out what you qualify for, save time, money and headaches.
Ask Questions: Find out about the advantages and disadvantages of different lenders and their offerings, the lowest price option or the lowest rate is not always the best product..
Have Your Docs in Order: Most lenders will ask questions about income and down payment..
Regular Communication: It can take several months from the time you get a pre-approval to the time you actually close the sale. Always keep your broker informed of changes in your situation such as marriage/ separation/ change of job/ etc. to make sure your mortgage approval is still valid.

Things Not to Do:
Do Not Switch Jobs or Employment Types: New jobs can have probation periods which are difficult for most lenders to approve you during this period..
Keep Your Credit Clean: Do not miss payments or incur late payments on your debt obligations such as car leases, credit cards, student loans, utility bills, etc..
Avoid Multiple Credit Checks: A mortgage broker can go to multiple lenders with one credit pull, do not walk into different banks to see what you qualify for, you’ll do more harm than good to your mortgage qualification..
Do Not Transfer Money Between Accounts: Verification of down payment is an essential step for lenders, most lenders want to see a history of 90 days where the funds are sitting..
Do Not Apply for New Credit: Avoid taking new loans or leasing a new car, all new monthly obligations need to be calculated in your borrowing capacity.
